A musty odor reads like a nuisance. In older adults, it marked a higher-risk home than visible mold did.
Asthma gets filed as a childhood disease. A survey of older adults in England found it clustering later in life — and the signal came from a smell, not a stain. The homes where residents noticed a moldy odor, with nothing visible on the wall, had the most asthma of all.
What the study measured
Loveth Moses and colleagues at the University of Exeter Medical School surveyed 302 adults living in social housing in South West England and published the analysis in International Journal of Environmental Research and Public Health in 2019. Face-to-face questionnaires recorded what people noticed in their homes — visible mold, a moldy odor, or neither — alongside their health. Across the group, 26% reported doctor-diagnosed asthma, 34% current wheeze, and 18% allergies.
Share with asthma: 26% of all residents, 32% of those who could see mold, and 42% of those who noticed a moldy odor with nothing visible (Moses et al., 2019).
The pattern is the striking part. Among residents who could see mold, 32% had asthma. Among those who noticed a moldy odor — a musty smell with nothing visible — 42% did. The smell, not the visible patch, marked the higher-risk homes.
Age sharpened the signal
When the researchers compared adults over 50 with younger ones, a moldy odor went with more than double the odds of asthma in the older group, and the effect was stronger still in older women.

Why a smell you can’t see would matter
A musty odor is the fingerprint of active mold growth — the microbial gases and spores released by colonies living where you can’t see them, behind cabinets, under floors, inside wall cavities. You breathe that in whether or not a patch shows on the wall. Older adults also spend more time indoors and face airways that stiffen with age, which may be why the same exposure landed harder after 50. That age mechanism is the authors’ reading, not something the survey measured directly.
How firm is the finding?
This is a small, cross-sectional survey — 302 people, one housing sector, one region — so it shows an association at a single point in time, not proof that mold caused the asthma. Both the mold and the diagnoses were self-reported, and people with asthma may notice or recall a moldy smell more readily. The confidence intervals are wide, and the lower bound for the over-50 odds sits just above 1.0. What survives the caveats is a consistent direction: odor beat sight, and the signal concentrated in older adults and women, matching a much larger body of work that links damp, moldy air to the airway.
The useful question is what happens when you remove the damp. A Cochrane systematic review of dampness-and-mold remediation found that repairing the moisture and removing the mold reduced respiratory symptoms and infections in both adults and children. The evidence base is modest and the trials imperfect, but the direction is consistent: take away the damp, and the airway complaints ease.
What gets lost in the mold marketing
The shelves are full of mold sprays, foggers, “air-purifying” ozone generators, and settle-plate test kits. The U.S. EPA is blunt about two of them: ozone generators are not safe or effective at cleaning indoor air, and a petri-dish kit that grows something in every home tells you little, because mold spores are in all indoor air. A moldy smell is more informative than most of these products — and what fixes it is plain: find the water source and dry it out.
What this means for your home
Trust your nose. A musty smell with nothing visible is worth taking seriously, especially in an older adult’s home. Find and fix the moisture — roof and plumbing leaks, a wet basement or crawlspace, condensation on cold walls and windows. Keep indoor humidity in the 30 to 50 percent range and run bath and kitchen exhaust fans. Dry water damage within 48 hours, before mold takes hold. Clean small patches on hard surfaces yourself; for anything larger than about a square meter, or hidden behind walls, get it assessed.
A note on certainty: these numbers come from a single small survey in which residents reported both the mold and their diagnoses, so it cannot prove cause, and your home may differ. What isn’t in dispute is that damp, moldy air irritates the airway — and lowering indoor moisture is a low-risk step you control.
